Step 1: Free Consultation, or Confidential Strategy Session (CSS) [20-30 min]

Step 2: Pre-Approval (one day, or less)

Get pre-approved using your home equity—not your income. This means you can confidently make offers on your new home without worrying about traditional qualification hurdles. We still need an application, will review credit, and we like to see some liquid funds, like checking, savings, or retirement accounts, but the equity is the driving force for the approval to buy the next home before having to sell.

Step 3: Find and Purchase Your New Home (two days or as long as it takes)

Find and close on your dream home with confidence. Take your time, make the right choice, and move in when you're ready. Think about this: if you found your next dream home tomorrow, and the price fits the approval we’ve given you, you could submit an offer the following day and be in contract within 72 hours of our first conversation!

Step 4: Move to Your New Home & Prepare Your Current Home (Your timeline)

Once you're settled in your new place, prepare your current home for sale. Your Real Estate Agent will LOVE this part! They will offer to coordinate any renovations to the home (without you in it!), make updates, or simply clean it out, without the pressure of you needing somewhere to go. You are already in your new home!

Step 5: Sell Your Previous Home for Top Dollar (When it's right)

After it’s all polished up and staged properly, your Agent lists your home when the market is favorable and you're ready. No rush, no temporary housing, no storage units. Without you in the home your Agent doesn’t have to schedule showings… new potential buyers will have 24/7 access using lock boxes and this increases the number of potential buyers.

Step 6: Close the Loop (when the old home sells)

When your previous home sells, we close out the bridge financing. Simple, straightforward, done.

Timeline: Most clients complete the entire process in 1-3 months, but you set the pace.
